Occupancy is not the only measure

A fully occupied calendar can still underperform if rates are too low or short gaps cannot be sold. Equally, holding out for an unrealistic rate can produce avoidable vacancies. Revenue strategy considers accommodation revenue alongside suitable bookings, property wear and the owner’s goals.

Pricing and operations must support each other

Higher rates create higher guest expectations. Listing accuracy, communication, presentation, cleaning and maintenance all influence reviews and future conversion. Pricing should therefore sit inside the wider property-management operation rather than being treated as a standalone tool.
