Preparing a NSW property for short-term rental accommodation involves more than furnishing the home and publishing a listing. Owners need to consider registration, fire safety, strata or community rules, insurance, guest information and reliable operating procedures.

1. Check the current NSW STRA requirements

The NSW Government maintains the Short-Term Rental Accommodation framework, including registration and fire-safety information. Confirm whether the property must be registered, what information is required, when renewal is due and which fire-safety standards apply. Use the official NSW Planning STRA guidance as the primary source.

2. Review strata, community and property restrictions

If the property is part of a strata or community scheme, review the current by-laws and seek advice about how they apply. Also check any relevant development consent, mortgage, lease, insurance or local requirements. Do not assume registration alone answers every property-specific question.

3. Confirm appropriate insurance

Tell the insurer how the property will be used and confirm the policy is suitable for short-term rental activity. Platform protections are not a substitute for understanding the owner’s own cover, exclusions and excesses.

4. Prepare the home for safe, repeatable stays

  • Document access, parking and emergency information.
  • Check smoke alarms, exits and required safety equipment.
  • Review pools, balconies, stairs, fireplaces, barbecues and water access.
  • Set a cleaning and linen standard that can be repeated after every stay.
  • Create a maintenance and urgent-response process.
  • Explain house rules, noise expectations and waste arrangements clearly.

5. Build an accountable operating system

Decide who will manage enquiries, guest screening, payments, cleaning, linen, consumables, inspections and maintenance. Owners using a professional manager should understand the management agreement, fees, expense approvals, reporting and trust-account arrangements.
